Do you need Building Consent?
Whether or not your bathroom renovation requires building consent is an important question — and one that can have a big impact on cost and planning.
Under Schedule 1 of the New Zealand Building Act, many standard bathroom upgrades are exempt from consent — as long as key conditions are met, such as using a licensed professional for plumbing and not altering structural elements or drainage layout.
You may not need consent if:
- You’re replacing or upgrading fixtures (like taps, basins, or toilets) in their existing locations
- Your plumbing work is carried out by a licensed professional
- You’re updating finishes and fittings without structural or waterproofing changes
Consent is required if:
- You’re installing a wet-area (level-entry) shower
- You’re relocating plumbing or drainage
- You’re making structural alterations or installing new waterproofing membranes
Even if consent isn’t needed, all work must still meet the Building Code — which is why it’s essential to get professional advice before you begin.
